Construction and technical systems

Facade and Roof

The facade is finished with plaster and wooden cladding. Openings are fitted with triple-glazed windows, and the roof is covered with steel sheet roofing.

Load-Bearing Structure

The load-bearing structure is designed using modern, energy-efficient materials. The homes feature walls made of timber elements, and the roof structure consists of wooden trusses.

Terraces and Canopies

Terraces and canopies are constructed from wood.

Foundation

An insulated monolithic reinforced concrete slab foundation. The plinth is finished with plaster.

Interior Finishes

Non-load-bearing interior walls are built on a metal frame, insulated with mineral wool, and finished with gypsum boards. Ceilings are finished with gypsum boards. Bathroom walls are partially tiled and partially painted. Living areas feature floating-installed parquet or LVT flooring, while entrance halls and wet rooms have tiled floors. Wall and floor finish materials depend on the selected interior finish package.

Electricity, Communications, Water and Sewerage

Each plot has a dedicated electricity connection, and the homes can be equipped with an electric vehicle charging point. Fibre-optic internet is installed in every home, and the water and sewerage systems are connected to the local water pumping station and wastewater treatment facility.

Energy Efficiency

The heating system is based on underfloor heating. Mechanical ventilation with heat recovery is installed. Each townhouse has a shared electrical switchboard and water metering unit. Each individual home is equipped with its own heat-recovery ventilation system. These energy-efficient homes have an A energy performance rating.

Sales process

  1. Reservation agreement

    A reservation agreement is concluded with the client and remains valid until the signing of the contract under the law of obligations. To confirm the intention to purchase, the buyer pays a pre-agreed deposit upon signing the reservation agreement.

  2. Contract under the law of obligations

    A notarised contract under the law of obligations is concluded with the client, setting out all the details of the transaction. Under this contract, the buyer pays the first instalment of the purchase price, minus the deposit already paid at reservation.

  3. Real Right Contract

    Upon completion of the apartment, a notarised real right contract is concluded. At this stage, the buyer pays the remaining balance of the purchase price, and ownership is transferred. The real right contract must be signed within one month after the final completion of the apartment.

Included in the contract price:

  • Final completion of the house and outdoor area according to project documentation and interior finishing package

  • Fees for construction and connection to utility networks (water, electricity, sewage)

  • Readiness for data and telephone connections

Not included in the contract price:

  • Notary fees and state fees related to the sales contract
  • Connection fees for data and telephone services

  • Parking space
